Neighborhood Profile

Double Diamond occupies a large stretch of south Reno east of I-580, bounded roughly by the Double R Boulevard business park to the north, South Meadows Parkway to the south and west, and the Damonte Ranch line to the east. Wilbur May Parkway runs north to south through the middle of it. Double Diamond Parkway connects it to Double R Boulevard at the top and South Meadows Parkway at the bottom.
It is one of the larger master-planned areas in south Reno, and among the most varied. Built in phases from 1997 through 2006, with most homes completed by 2005, it holds everything from small-lot detached homes to gated townhomes to larger single-family plans, which means two buyers with very different budgets can both find something here.
Double Diamond is a master-planned area, not a single homeowners association, and understanding that distinction is the difference between a clean closing and an unpleasant surprise. More on that below.
Where the Name Comes From
The area was once part of Wilbur D. May's Double Diamond Ranch. May, a son of May Company Department Stores founder David May, came to Nevada in 1936 and initially rented a house in Washoe Valley. In 1938, he purchased approximately 2,600 acres south of Reno and established the Double Diamond Ranch.
The ranch became known for its purebred Black Angus cattle, thoroughbred racehorses and, beginning in the 1950s, championship quarter horses. May is also the namesake of the Wilbur D. May Center and Arboretum at Rancho San Rafael Regional Park, which preserve his collections and legacy. Rancho San Rafael itself, however, was not part of his ranch.
At least part of May's property had previously been the Holcomb Ranch, which Louis and Louise Damonte sold to him. The nearby Damonte Ranch community takes its name from the Damonte family's extensive ranch holdings in the southern Truckee Meadows.
The Double Diamond name came from May's ranch brand: when his initials, W and M, were stacked together, they formed two diamonds.
Bill remembers the old ranch as a child, before the neighborhoods were built.
That history is still on the map. Wilbur May Parkway is the neighborhood's spine road, and the ranch's footprint is essentially the footprint of the community today. The residential plan was approved by the Reno City Council in June 1995, and county assessor records show homes going up from 1997 through 2006.
Double Diamond HOA's
Double Diamond is a master-planned area. It is not one HOA. The 1995 planned unit development set the street pattern, the parks, and the open space for the whole area, but governance inside it is divided among several separate associations, each with its own CC&Rs, its own board, and its own management company.
The Double Diamond Ranch Master Association covers roughly 3,100 single-family homes across several subdivisions. The Resort at Tanamera and Fleur De Lis are their own associations entirely, and there are others.
What that means when you buy here:
- Dues and what they cover vary by association, not by street. Fleur De Lis dues include building insurance, structural and grounds maintenance, snow removal, trash, and internet. A detached home a few hundred feet away pays a different amount for a different scope entirely.
- The rules are not the same across Double Diamond. Rental restrictions, architectural review, parking, pets, and short-term-rental policy are set separately by each association. What is permitted in one part of the area may be prohibited in another.
- Reserve funding and assessment history are per-association. A healthy reserve in one community tells you nothing about the community next door.
So "does Double Diamond have an HOA?" is the wrong question. The right one is which association governs the specific address you are buying, and what its documents actually say.
Bill identifies the governing association before you write an offer and reviews that association's full resale package: CC&Rs, budget, reserve study, and minutes. In an area with this many separate associations, that is not a formality.
The Sections of Double Diamond
Buyers often arrive thinking of Double Diamond as one product. It isn't, and you don't have to take a REALTOR's word for it: the Washoe County Assessor values the area as several distinct groups rather than one, separating the core detached housing from the small-lot sections, the larger plans along Wilbur May Parkway, and the gated communities.
Practically, that means price per square foot, lot size, age, and resale behavior vary meaningfully within a single neighborhood name. Knowing which section a listing sits in matters more here than in most south Reno communities.
The gated communities
Two communities inside Double Diamond are a different product from everything around them: gated, attached, with their own amenities.
The Resort at Tanamera, 900 S. Meadows Parkway, sits at the South Meadows Parkway edge of the area. Built in phases beginning in the late 1990s, it is gated and organized around its own lodge and pool grounds rather than the public parks that serve the rest of the neighborhood. Floor plans run small, generally one- and two-bedroom units in the roughly 800 to 1,200 square foot range. The grounds are the draw: mature trees and interior walkways that the newer landscaping elsewhere in Double Diamond hasn't caught up to yet.
Fleur De Lis, 9900 Wilbur May Parkway, is the newer of the two, built by Tanamera Construction from 2002 through 2004 across two phases. Also gated, entered from Wilbur May near Carat, which puts it in the geographic middle of the area, a short walk from Comstock Park and the internal trail network. These are townhomes rather than condominiums and they are substantially larger than Tanamera's: two- and three-bedroom plans generally from about 1,550 square feet up past 2,700, many of them single-story, built in stone and stucco under tile roofs.
Between them, these two are the answer for buyers who want the location, the school assignment, and the freeway access without a yard to maintain, a combination south Reno does not offer often.
Parks
Four City of Reno parks sit inside Double Diamond, all connected by the area's internal paved pathways.
Comstock Park, 1650 Carat Avenue. The most complete of the four: a baseball and softball field, a soccer and football field, a basketball hoop, a playground on poured-rubber surfacing, restrooms, drinking fountains, and a picnic shelter rentable for groups up to 50. Parking is limited to roughly ten cars, so it works as a walk-to park rather than a drive-to one. The perimeter path connects into the wider trail system.
Center Creek Park, 1595 Wilbur May Parkway. Two full basketball courts, a large playground with a children's rock-climbing wall, a small skate pad, covered picnic tables, and a paved creekside path where waterfowl are a regular sight.
Double Diamond Park, 9100 Wilbur May Parkway. The newest of the four and open around the clock. Multiple basketball courts, walking paths, picnic areas, and a proper parking lot. One honest caveat: the trees are still young and there is very little shade. That will change, but it hasn't yet.
Horizon View Park, 6975 Wilbur May Parkway. Serves as a trailhead and parking access point for the South Meadows Trail System.
Just east of the boundary, Cyan Park at 2121 Long Meadow Drive is worth the short drive. At about 14 acres it is larger than anything inside Double Diamond and has amenities none of the internal parks do: a splash pad, tennis and pickleball courts, two separately fenced dog runs for small and large dogs, a gazebo, and open views of Mt. Rose and the Sierra Nevada.
Trails
The master association describes roughly 26 miles of internal walkways across the community. Separately, the mapped South Meadows Trail System adds about five miles of paved, multi-use path running through Double Diamond and the South Meadows area.
That trail links Center Creek Park, Comstock Park, and Horizon View Park, passes a pond and open marshy ground south of Double Diamond Elementary, follows a creek through the eastern blocks, and reaches as far as Damonte Ranch High School. It is largely flat and accessible, with waterfowl and wildlife on the western segments.
For a longer loop, Damonte Ranch Park at 1950 Steamboat Parkway has a roughly three-mile paved trail around the wetlands, the local go-to for anyone training for a 5K.
Schools
Double Diamond is zoned to Washoe County School District. The elementary school sits inside the area itself, which is unusual for a Reno master plan of this size.
- Double Diamond Elementary School, 1200 S. Meadows Parkway, at the northwestern corner. Pre-K through 5, with a Gifted and Talented program.
- Kendyl Depoali Middle School, 9300 Wilbur May Parkway, on the area's own spine road.
- Damonte Ranch High School, 10500 Rio Wrangler Parkway, just outside the boundary to the southeast.
Attendance zones are set by WCSD and change. Verify the current and upcoming-year assignment for any specific address through the district's boundary tool before relying on it. Bill can pull the current zone for any property you're considering.
Everyday Life
Groceries. Smith's at 750 S. Meadows Parkway and Sprouts Farmers Market at 587 S. Meadows Parkway are the closest. Safeway sits at 1031 Steamboat Parkway, and WinCo at 9750 S. Virginia Street runs 24 hours. Turmeric Spices at 9333 Double R Boulevard carries Indian and South Asian groceries.
Dining. The Twisted Fork at 1191 Steamboat Parkway is the area's anchor sit-down restaurant, with a patio and weekend brunch. Schussboom Brewing at 12245 S. Virginia Street is the local brewpub, with an upstairs patio that fills up after ski days at Mt. Rose. Desi Flavors at 9475 Double R Boulevard and Amici Pizzeria at 1141 Steamboat Parkway round out the closer options.
Fitness. Parkway Athletic Club at 9400 Double Diamond Parkway is inside the neighborhood: a full club with a pool, a well-regarded children's swim program, Pilates, and group classes, open from 4:30 a.m. on weekdays. South Reno Athletic Club at 9393 Gateway Drive is the larger facility nearby, with an indoor track and sauna. Swift Sportsdome at 1465 S. Meadows Parkway is an indoor sports facility with turf fields, hard courts, batting cages, and a golf simulator. It runs year-round adult and youth leagues in soccer, basketball, flag football, T-ball, and kickball, plus the Soccer Sprouts program for early ages, and rents its rooms and fields for parties and events.
Shopping. The Summit Reno at 13925 S. Virginia Street is about ten minutes south, an open-air center anchored by an Apple Store and a Trader Joe's. Home Depot is two miles out at 1001 Steamboat Parkway.
Pets. Galena Veterinary Hospital at 9475 Double R Boulevard and Peak Pet Urgent Care at 9498 Double R Boulevard, which stays open until 9 p.m. seven days a week. Pair that with Cyan Park's two fenced dog runs and Double Diamond is genuinely well set up for dog owners.
Library. South Valleys Library, 15650A Wedge Parkway, open seven days.
Early childhood. Primrose School of South Reno at 9410 Double Diamond Parkway offers infant through pre-K care inside the neighborhood.

Healthcare
Renown South Meadows Medical Center sits at 10101 Double R Boulevard, a full hospital with a 24-hour emergency room and an outpatient surgery center, roughly a mile and a half from the middle of Double Diamond. From most addresses in the area you can be at an ER in a few minutes.
That proximity is worth weighing if you are relocating from somewhere with a long ambulance run, or thinking about staying in a home long term. Sierra Medical Center at 6500 Longley Lane is the second option, about ten minutes north.
Getting Around
Freeway. I-580/US-395 at exit 60, South Meadows Parkway.
Transit. RTC RIDE Route 56, "South Meadows / Damonte Ranch," runs directly through the area with stops on Double Diamond Parkway at Double R Boulevard, Technology Way, Terabyte Drive, Trademark Drive, Sandhill Road, and South Meadows Parkway, plus stops on South Meadows Parkway and at Renown on Double R. The route connects to the RTC Transfer Center at Meadowood Mall. Roughly a 27-minute end-to-end run, with service starting around 5:30 a.m. on weekdays.
Working Nearby
The north end of Double Diamond Parkway runs straight into the Double R Boulevard and South Meadows business corridor, one of the larger office and technology employment clusters in northern Nevada. IGT, Renown, and a range of technology and back-office employers sit within a few minutes of the neighborhood's northern edge.
A meaningful number of Double Diamond residents have a commute under ten minutes, and some under five. If you are relocating for work in that corridor, this is one of the few south Reno master plans where living close enough to bike to the office is a realistic option rather than a brochure line.
The Honest Tradeoffs
Every neighborhood page will tell you what's good. Here's what buyers should weigh:
- The newer parks have very little shade. Double Diamond Park in particular. The trees are planted and growing, but you're a decade or more from real canopy.
- Comstock Park's parking is minimal, about ten spaces. Fine if you walk there, a problem if you're driving to a Saturday game.
- The sections are genuinely different. Small-lot pockets, larger Wilbur May plans, and gated attached homes all carry the Double Diamond name and behave differently on resale. Comparable sales from the wrong section will mislead you.
- The association structure requires attention. Several separate HOAs with separate rules is not a problem, but it is something you have to actually read rather than assume.
- It is a car-dependent suburb. There is bus service and there are good internal trails, but daily errands assume a vehicle.
None of these are dealbreakers. They're the things worth knowing before you write an offer rather than after.
Buying or Selling in Double Diamond
Double Diamond has enough transaction volume to give sellers something genuinely useful: real comparable sales. But those comps only work if they come from the right section. Pricing a small-lot home against Wilbur May comps, or a gated townhome against detached sales, produces a number that looks good on a listing presentation and doesn't survive the market.
