Bill will use several datapoints such as your goals, absorption rate, seasonality, MLS comps and economic conditions as a basis for a developing a pricing strategy with you!

You want to make as much money as possible on the sale of your house.  Properly pricing your house from the beginning helps achieve your goals and “time is money”.  Do not be lured into a listing contract that may result in price reductions, lowball offers and lost time.  Developing a pricing strategy will net you more money and a positive outcome.

FACTS

  • Your house will sell based primarily on price and presentation (curb appeal, cleanliness, etc.)
  • Every agent’s listing is syndicated out by the MLS to dozens, likely hundreds of web sites
  • If a buyer is house shopping online and your home matches their criteria, it would be almost impossible for them not to find your home
  • Do you shop for a home on social media?  Social media advertising promotes the agent, not your house

FICTION

  • When it comes to online marketing, many agents will try to convince you they have the “secret sauce” that will bring a higher offer
  • The ‘24 Point Marketing Plan’ or something similar.  A task list is not a marketing plan.
  • An agent may tell you they consistently receive offers higher than market value. What happens when the appraisal comes in at market value?

The Realtor®

Bill works with only a few clients at a time. This ensures clients receive the care they deserve. Buying or selling a property is a major decision you put a lot of thought into. You deserve to work with a professional Realtor® who genuinely cares about your goals.  Bill will not pass you off to the “team” of assistants after you sign, as many other agents do.

If you want to be just another transaction for the “top producing” agent or largest company in town, Bill is not the best agent for you. Being a great Realtor® is more than producing the most transactions. Its about helping you achieve your goals!
